One unusual feature is a courtyard on the second floor which houses large planters divided by pedestrian walkways.
Features of this kind create unique waterproofing problems. It was necessary to completely remove overgrown plants and trees whose roots were penetrating the original waterproofing. With plant life and existing waterproofing material removed a new elastomeric system was installed.
The board and management authorized the use of shallow rooted plant life.
