A 5 story, concrete plank constructed condominium complex
on the North Peninsula area of Ormond Beach. Recent projects have
included the restoration of the parking garage columns, which were
spalling and cracking, exposing greater and greater liability. The
project was completed by individually shoring the posts, removing the
damaged concrete, cleaning or replacing the exposed reinforcing steel,
and pouring a high strength concrete.
The work on the eastern elevation centered around the removal of the
easternmost slab edges. The primary culprit for the corrosion
found in these areas was the aluminum rail posts, which were allowing
driven rainwater and chloride-ions to seep into the slab. To
insure the owner did not have a reoccurrence of this problem, the
affected slab edges were removed in their entirety, new slab edges cast,
and new surface mount railings installed.
The project was completed with elastomeric and acrylic paints from
Coronado Paint Company and remains under their watchful eyes for the ongoing
warranty periods. 2004's hurricane season proved very difficult for
the management and staff of Ocean Watch. Firstly, large sections
of roofing were damaged producing considerable leakage. Their
roofer quickly performed temporary repairs to ease the problems.
Secondly, the wind and water intrusion produced an unstable soffit system
in which the fasteners were rapidly corroding and losing integrity.
Pieces began falling and R&J was called in to create a
"safe" area prior to effecting repairs. 2005 saw further
slab edge repairs and recoating of the entire building envelope
providing Ocean Watch with tremendous waterproofing ability. The Board and Management
should be congratulated for their foresight in maintaining this very
appealing building. |
