Undergoing the first major concrete restoration
in its history and allowing all residents to remain can be very
difficult. The noise, the dirt, the duration can be tough to live
with... but we have no choice. The buildings can't be allowed to
corrode away and become modern day ruins. The Board of Ocean Ritz
realized they had to take the responsibility and take the first step in
controlling corrosion.
The project began in the Spring of 2004 and was completed in June
2005, interrupted by the hurricane season of 2004.
Several balconies were completely replaced and most had significant
corrosion damage. The balcony retaining walls proved to be worse
than anticipated which resulted in many walls being totally
replaced.
An
interesting phase of the project included the raising of the extremely
large chiller unit to allow the complete replacement of the concrete
supports, which were badly corroded. We completed this phase in 7
days and gently lowered the unit in place for many years of future
service.
