The
first timeshare development in the Daytona Beach area, Ocean East is a
very attractive four story complex which had suffered through water
leaks at the storefront style window units. After much periodic caulking
the board approved replacement of the storefronts, together with a full
restoration of the balcony decks, walls and columns. the entire project
took a little over one year and finished four months ahead of schedule.
The coordination of storefront removal, concrete restoration and new
storefront placement in time for specific rental dates was a major
juggling act. The performers: the incredibly efficient resort manager,
resort maintenance, structural engineer, storefront glass installers and
R & J on-site management - all of whom experienced amazingly few
problems for such a complex undertaking.
At the end of the project the resort board and project engineer
decided to address the waterproofing concerns of 30 year old Florida
Fieldstone walls.
This was a challenge that most suppliers ran away from stating it is
impossible. The engineer found an elastomeric epoxy for exterior
encapsulation of the walls. R & J, with its interest in urethane
technologies, brought two foam ideas to the table, both of which could
be injected behind the Florida Fieldstone to potentially seal the void,
although we were blind to the actual conditions. It was agreed to inject
foam initially and consequently apply the elastomeric epoxy to the outer
surface. The result is a waterproof, aesthetically pleasing finish.
