Work
began in 2005 to upgrade Bellair, another building hit hard by 2004's
hurricane season.
With the roofing complete, the restoration and painting phase began.
The east elevations have a stucco finish which is delaminating and
allowing water intrusion. The picture at right shows one elevation
which has been stripped of its stucco covering exposing the openings,
which have allowed water intrusion.
On completion of the restoration and waterproofing a new skin was
installed. The overall condition of the building proved to be much
worse than predicted and regular
meetings were necessary between the Board, Management and ourselves.
The cooperation between all parties was text book with good business
decisions made, so progress was never halted. The walkways and
balconies are now benefiting from R&J's SoftSand aggregate coating
system. (shown right) A unique rubber decking which should
provide years of maintenance free waterproofing. |
