The East and South were restored during the fall of 2004, and in almost every case the problem was caused by an electrolysis action between the aluminum rail posts and steel rebar.  Water had been allowed to penetrate around the rail posts and nature did the rest.

Our course of repair included the drilling of the posts and installation of epoxy inside the post to eliminate condensation intrusion, as well as restoration of the damaged concrete and sealing of the exterior rail post.

The program was rudely interrupted by the hurricane season of 2004 which showed major waterproofing problems on the east elevation where water entered beneath the balcony door and around the storefront windows. 

Our company assisted the Nautilus staff in total interior restoration together with troubleshooting and repair of the exterior fenestrations and control joints.  

The whole project was an exercise of total cooperation and thoughtfulness culminating in the opening of the hotel for 100% occupancy in early November 2004.  A great effort.  

The final part of the waterproofing phase was completed in 2006 when all the balconies had their tile overlayments removed, the now exposed concrete restoration needs repaired and the subsequent surfaces sealed by a multi-coat urethane application.
